If you are planning to visit our community, or returning as so many do, we would be grateful if you could take a few moments to familiarise yourself with the information below. It may help you during your stay and also outlines our communal rules which are important to protect everyone’s safety and wellbeing, and must be adhered to by all residents.

We operate a zero tolerance policy towards abuse of our community members, visitors, staff or any other person within the community. Any abuse, whether verbal or physical will be reported to our Community Board and could result in police action or sanctions. 

We are a small urbanisation of 16 properties, with a pool, lawned gardens and private gated carpark. There are two entrances / exits. One is through the carpark and the other is located at the side, in Calle Velez Malaga. There are two blocks of apartments, with Block ‘A’ being visible to the left as viewed from the carpark and Block ‘B’ to the right. When entering from the side gate, Block ‘A’ is the first block you will find and Block ‘B’ being to further along the path. Block ‘B’ contains numbers 1-5 along the base from left to right, and numbers 6-10 along the top, again from left to right. In Block ‘A’ are numbers 12-16.

The responder will speak a number of languages, and it is also possible to SMS the emergency number in case of disabilities.

You can always reach 112, even on a mobile phone without a Spanish SIM card.

Local police (policía municipal) – call 092

The municipal police cover their local town or city area for traffic offences and control, lost property and crimes such as theft and neighbourhood disputes.

Maintenance

Our maintenance team will be on site regularly throughout the week. They are tasked with maintaining and cleaning all communal areas. This will require the pool to be temporarily closed on occassions whilst the work is carried out. Please be patient whilst this work is done and do not use the pool whilst the closed sign is present.

Our team work extremely hard, and are proud to ensure that the pool and gardens are maintained to the highest standards. Please help them in their work by using the shower before entering the pool and removing any litter when you leave the area.  

The chemical balance of the pool is automatically regulated through the pump house and water levels will be adjusted by the maintenance team, so please do not add water to the pool using the hose.

Members of the maintenance team have the full authority of The Board to request compliance of communal rules.

Communal Rules

LEGAL STATUS

The Communal Rules have been agreed by vote at our general meeting and are therefore bylaws enforceable by the police. Please ensure you are familiar with our rules and act in accordance with them. Persistant breaches of rules could lead to part or all of a deposit being withheld by your apartment owner, and can be reported to the local police by any resident. We would, of course, always politely request for compliance in the first instance.   

ALL AREAS

Please be respectful of other residents right to tranquility and avoid unnecessary noise in any areas of the urbanisation.

COMMUNAL AREAS

  • It is prohibited to feed stray cats or dogs in, or close to the urbanisation
  • Please do not discard litter in any areas of the urbanisation.

PETS

Pets are not allowed in communal areas, except in those cases where they are necessary for the normal daily living activities of the resident. For example, a guide dog for a blind person. Other dogs should only use communal areas for access to an apartment, should be kept on a lead at all times and should only use the paved areas.

PERSONAL ITEMS

Items such as drying racks, tables, chairs, etc…  must not be moved form terraces into communal areas in order to create additional terrace space. Sun loungers etc… can be taken to the garden area but should be removed when leaving.

POOL & GARDENS

The pool and gardens are strictly for the use of residents only.

Children MUST be supervised by an adult at all times when in the pool or gardens.

  • The swimming pool is open from 09.30 until 21.00
  • The shower should always be used before entering the pool
  • Inflatables are not permitted in the pool
  • Food & drink should not be taken to the gardens / pool
  • Ball games are not permitted in the pool /gardens 
  • Personal items (towels, chairs, sunbeds etc…) should be removed when leaving the area
  • Please see the board near the pool for information about other communal rules relating to the pool & gardens.

CARPARK

  • It is not permitted to wash vehicles within the grounds of the urbanisation
  • Each household may only occupy one parking space at any time

  • Vehicles are parked at the owner’s risk. The community will not be liable for damage to vehicles parked within the grounds of the urbanisation.

Communal Gates

SECURITY

It is important to ensure that communal gates are locked when you enter or leave. Please do not allow access to anyone you do not know.

PEDESTRIAN ACCESS

The same key will unlock all communal gates.

When entering or leaving the urbanisation on foot via the carpark, please use the pedestrian gate.

The gate at the side of the community can be unlocked from the bottom of the stairs using the push button. A key will be required to re-enter.

VEHICULAR ACCESS

To operate the carpark gate click the remote control ONCE. The gate will then open and will close automatically. It is not necessary to click the remote control to close the gate. This will interupt the cycle and will result in failure of the gate.

SETTING THE CARPARK GATE TO MANUAL

In the event that you need to enter / leave the carpark and the gate is not functioning, it can be set to manual.

  • This should only be done when absolutely necessary. 
    • Use the over-ride key located in the key box directly below the notice board
    • Place the key into the lock in the motor (located to the right of the gate)
    • Turn the key to the right to release the handle on the top
    • Pull the handle firmly upwards to dis-engage the motor
    • The gate can now be opened / closed manually
    • Repeat the steps in reverse order to re-engage the motor
    • PLEASE RETURN THE KEY to the key box.

In the event that the gate is not working, please report it to your agent or the owner of the property that you are renting.
